Flipping Houses is perhaps the perfect investment in this currently screwed up housing market. Here's the deal. The market is so screwed up that all the sellers are banks. Well not ALL. I do admit that is an exageration. However lets just say that enough of them that droves of "Agents" have been unable to find a way to adjust. The old way of doing things doesn't work in the current economy. The agent must adjust and the house flipping market allows the agent to do just that.."Adjust and thrive in the current down market". Flipping houses is not a difficult thing to do. It does however take a level of nerve that is often best left to be acquired at a slow pace. There are a lot of different moving parts that go along with a flip and each piece has it's own set of issues and stresses. This makes getting into the business a very stressful entry filled with financial uncertainty. I think the issue most investor's and agents have with entry in these markets is the issue with the ambigious rules. Some rules used to work but some still do while others don't. There is a real uncertainty if investing in Real Estate at all is a smart idea (although seasoned investors know that long term Real Estate is solid). However were not talking about long term holdings here. But why aren't we? Why not use the current market to slowly acquire properties at undervalued prices for cashflow. The deals are there. The money is good. There is no denying the profit (at least not with our model). We seem to be on the better end of profitability. For me I have a background in Real Estate Finance and have been in the markets since 1998. I started at Ameriquest and I can remember back then how there were people making money at auctions. Now I understand exactly what was going on. What I cannot believe is that it is allowed to continue. I feel as if the bottom has somehow gotta drop from under me because I'm onto too much of a good thing. I have a good model that allows me to flip in a market that is filled with new investors trying to do the same. Often there are new people at auction that have somehow scraped there pennies together for a swing at the last american gold-rush. This time it's right here in Sacramento County. Most people will just read about it in a few articles but the fact is that fortunes are being made. I think what works so well with how we do the flips is that its relationship based. That's a very prohibiting factor for new people coming in. It is not easy to develop a relationship with say a "title agent" who understands and can complete the transaction. Often these agents take a bit of training to understand how to get things done. This concept may be perfectly obvious to us but to them its often something out of the ordinary were asking (at least at first). In the end the model we found for Flipping Houses is profitable for all involved (thank god).
