Finding Foreclosure Investors is all about relationships. It is a relationship driven business. It doesn't have to be that way but if you have financial liquidity issues (as most starting companies do) then you better be good with people. It is after all people that make this business run. Surround yourself with good solid people and you can make a killing at this business. The process of investing is kind of tricky as there is no set mold on how to do this business. All I can speak from is my own experience and how it has worked for me. My system is not unique. It was created after years of trial and success. This system works. This system is simple. It is not a difficult thing to do. This business is not somehow excluded from you. If you can work with people then this is a business for you. Whats also nice about this business is the ability to get deals done without always investing your own money. I have deals I invest in and deals I do that I don't invest in. In the end as long as they all sell I am a happy camper. Investing in foreclosures is a simple business that I lay out for you to see. This way people can look at the business up front before jumping in with both feet. Usually people just jump in with both feet. Often they end up spending thousands in the process on "camps, seminars, guru coaching etc". This is unnecessary spending. With today's day of internet information it just doesn't make sense to spend all that money. Don't get me wrong. I see nothing wrong with spending money on your own education. There is nothing wrong with learning more and finding simpler ways to do things. Just don't jump into these things blind. Understand the very venue exists so they can try to sell there products to you. There is no free lunch. However if you have solid relationship skills then foreclosure investing may make you a millionaire. Yes the sky is the limit on these things. Each deal we target a $30k profit margin. Often we get screwed along the way and only get 25k. However this is split in half with our investors. This means each deal we do we make 12.5k. However that then gets split with our business partner. Our total profit on a house ends up being around 8k (after agent fees). So you can see how we need to do as many deals as possible. If you start with minimum up front money (200k). Then the max you can flip that money (1 house at a time) is 4 times per year. Figuring each home a 90 day time period to complete the flip. So each flip is 90 days and you can do it 4 times with your money. That places our profit at approximately 30k per year per 200k. Now you can see how the money breaks down it helps you figure the business of being a foreclosure investor a bit more. Of course figuring construction costs will be vital as will other things. The system of doing things is what so many programs fail to deliver. They have fancy graphics, heavy terms, touting success but fail to deliver you a system that actually works.
